Facility Maintenance Program
Description of Services

Waccamaw Management Company will provide specific monthly services as follows:

  1. Check entire unit for faucet leakage/dripping.
  2. Check all toilets for proper operation and leakage.
  3. Insure all drains are working properly.
  4. Replace HVAC filters monthly.
  5. Inspect premises for signs of unauthorized entry.
  6. Check all doors and windows for proper closure.
  7. Check all electrical panels for tripped breakers, and investigate and advise if any problems are found.
  8. Insure proper operation of heating and cooling system.
  9. Check all smoke detectors for proper operation.
  10. Check condition of all screen doors and windows. Clean and dry silicon track, lubricate doors and windows.
  11. Check doorbells and exterior door locks. Lubricate locks.
  12. Inspect all window seals and advise.
  13. Clean exterior door and screen door if applicable quarterly.

The total annual cost for the monthly services described above is $250.00. No additional service work will be performed other than as stated above until homeowner is first notified as to the nature of the problem and authorization is received. Any labor or materials required to make necessary repairs will be charged as noted below: However, emergency water leaks in unit would be addressed immediately and appropriate action taken as needed, in order to alleviate minimal damage to your unit and unit below.

LABOR RATE: $35.00 per man-hour
  • WMC will require a complete list of additional owners, if applicable.
  • WMC will require a set of keys to access the premises, if we do not already have your key.
